Dubai's luxury map is quietly being redrawn on the water. On 2 November 2026 the hospitality trade title Sleeper reported that Capella Hotel Group will open Capella Dubai in 2030, the brand's arrival in the city, set on one of Jumeirah's most desired shorelines inside H&H's 210-acre Dubai Peninsula development. For a guest who values privacy over scale, the headline detail is the size: just 115 keys.
What was announced
Developed by H&H and designed by Denniston, the hotel will offer a collection of suites with private pools, culminating in a 600m² Capella Suite conceived as a residential-style retreat. Capella Hotel Group president Roland Fasel framed the opening as a new chapter, saying the brand is growing beyond Asia Pacific into the Middle East and Europe, a region that shares its appreciation for craftsmanship, culture and exceptional service.
The hotel sits within Dubai Peninsula, described as a first-of-its-kind, design-driven waterfront destination with a superyacht marina, a kilometre of private beach and more than two million square feet of botanical gardens, home to several renowned hospitality brands and private residences. H&H chairman Shahab Lutfi said Capella Dubai will introduce a more intimate, service-led hospitality experience to the city's resort landscape.
Why it matters for a private traveller
The appeal here is restraint. At 115 keys this is small by Dubai standards, and the design leans residential rather than resort: suites with private pools, a near-70-metre rooftop pool lined with cabanas, a beach-level family pool, and Capella Wellness anchored by the Auriga Spa with a hammam, a hydrotherapy circuit and dedicated relaxation lounges. For an affluent guest who travels discreetly and privately, that intimacy is the point.
Just as telling is the location. The Jumeirah shoreline is emerging as a new ultra-private enclave, where the next generation of quiet luxury is clustering around a superyacht marina and private beach. It is an address built for arriving without a crowd, and it tells repeat visitors where Dubai's most exclusive hospitality is heading next.
What it means for your trip now
A 2030 opening is far off, and no month or day has been confirmed, so there is nothing to book yet. What is useful today is the geography. The stretch of Jumeirah waterfront where the development is rising, where the Dubai Water Canal meets the sea, is already one of the most scenic axes of a private city drive, with its marina districts, beaches and skyline views.
With a private driver and guide you can fold that coastline into a bespoke Dubai itinerary now, and pair it with a private yacht charter along the shore to see the future luxury cluster from the water. Keep Capella Dubai on your watch-list as a reason to plan a future return once doors open.
Capella Dubai won't open until 2030, but it marks the Jumeirah coast as Dubai's next ultra-private address. For now, build that waterfront into a bespoke private city tour and a yacht charter, and keep the hotel on your list for a future stay.
